1. CHECK-IN/CHECK-OUT
Check-in time: 4:00pm
Check-out time: 11:000am

2. CANCELLATION POLICY-There will be a 25% cancellation fee if the cancellation is made more than 60 days prior to arrival date. Funds will be returned within 10 business days from cancellation notification. If the guest wishes to cancel a reservation within 60 days of arrival, reasonable efforts will be made to rebook the home for those dates, and the canceling guest will receive 75% of the funds received for those rebooked dates. Funds will be returned within 10 business days of receipt of funds from the re-booked guest.

3. This is a NON SMOKING residence. If there is any evidence of smoking in the home, penalty will result in loss of full security deposit.

4. PETS ARE NOT PERMITTED IN OUR HOME AND/OR ON THE PREMISES.
If you are found in violation of this policy, the Owner reserves the right to immediately cancel your reservation and occupancy of the dwelling. Additionally, Guest agrees that: (a) Guest shall forfeit all Rent for the balance of the term of their reservation (calculated on a per day basis from the date of the notice to vacate the Property); and (b) pet violation penalty shall be loss of full security deposit.

5. NO REFUNDS FOR EARLY CHECKOUT OR NO SHOWS-Guest agrees that once they have checked into the property, no refund will be made for early checkouts. If Guest does not cancel the reservation and does not arrive for the Guest rental period, all monies paid will be forfeited.

6. SECURITY DEPOSIT-In addition to the payment referenced above, guests shall be also required to provide to Owner a Security Deposit. The Security Deposit must be paid in the form of check, which will be voided or returned upon checkout inspection. Guest acknowledges and agrees that any damage to the Property caused by the negligence of Guest, or by any invitees of Guest (including, but not limited to, carpet stains, cigarette burns, missing items, damaged items, damaged electronic equipment, etc.), shall be deducted against the Security Deposit.

7. OCCUPANCY-The Guest must be 25 years of age and agrees not to exceed 10 occupants, including children.

8. NO DISRUPTIVE PARTIES OR GATHERINGS-Guests acknowledge that Owner strictly prohibits any parties or gatherings that are noisy and disruptive in nature. Any violation of this paragraph shall be cause for immediate eviction of Guest and all individuals in Guest's group. In such instance, Guest shall forfeit all Rent for the balance of the term of the reservation (calculated on a per day basis from the date of the notice to vacate the Property).

9. GUEST RESPONSIBILITIES-While there may be numerous occupants in a given dwelling, only the reserving party is required to sign the agreement. We will hold the signing guest responsible for the payment, security deposit, and all other guest responsibilities enumerated in the Rental Agreement.

10. RESERVATION AGREEMENT-Your reservation is held pending receipt of a signed copy of this agreement along with your payment. This is a private transaction between Owner and Guest.
